When the Real Estate Data Initiative press release landed in my feed this morning, my first reaction was genuine excitement. Then I read it carefully and realized I have seen this movie before.

NCREIF has collected standardized real estate data since 1977. INREV built its framework in the early 2000s. MSCI developed its own Global Data Standards post-IPD acquisition in 2012. And yet institutional investors still struggle to answer basic questions about their own portfolios.

The problem is not the lack of standards. It is behavior.

Institutional investors have expressed frustration with GP reporting quality for over four decades while continuing to allocate capital to managers who deliver inconsistent, fragmented, PDF-based data. The industry does not have a data standard problem. It has an incentive problem.
